The Citadel Outlets and Commerce Casino each draw millions of visitors from all over the globe to the City of Commerce, CA. The Citadel Outlets ​​are Los Angeles’ premier outlet shopping center, housing more than 130 global brands and restaurants. Located just minutes south of downtown LA, the 700,000 outlet center features an array of retail stores for shoppers to experience, including Coach, Michael Kors, Kate Spade, Tommy Hilfiger, Polo Ralph Lauren, Armani, GUESS, Nike, H&M and more. Tierra West has helped guide the City in its efforts to expand the Citadel Outlets to over 700,000 square feet, 70 new retailers, 300,000 square feet of office space, 200 hotel rooms, and growth that has nearly doubled the site’s size. Our team has been closely involved in every aspect of the deal structuring and project development, including planning support, community outreach, financial & revenue analysis, environmental studies, and presentations & project advocacy to City Council members.
The Commerce Casino has been a LA institution since 1983, attracting over 10,000 visitors every day! With 330 tables (and counting!) on over 91,000 square feet of casino floor, the Commerce Casino is the largest card casino in the world. Tierra West has provided real estate consultancy services and planning support for the project for over ten years, providing financial analyses, revenue growth recommendations, structuring public/private financing partnerships, delivering tax sharing agreements, and providing guidance in developer negotiations, public meetings, and City Council meetings.
